Buying a Home in Foreclosure: What You Need to Know

After years of steadily rising, home prices are starting to come down nationwide, while the foreclosure rate is rising dramatically. Meanwhile, over a million foreclosures are expected to be recorded this year.

That means a would-be homeowner could potentially save even more money by buying a home that's been taken over by a bank or lender seeking to recover money still owed on the property.

According to realtytrac.com , a real estate website that tracks trends including foreclosures, as recently as last year the national average when buying a foreclosure home was about 25 percent below the full market value of a home.

But that average may not be quite as eye-popping this year since many of the new foreclosures stem from problems in the subprime mortgage market.

Tune bids farewell

Queensland rugby fans will farewell one of their favourites when Ben Tune plays his last home game for the QR Queensland Reds at Suncorp Stadium on Saturday. The Reds play the Cheetahs in week 12 of the Vodacom Super 14 before finishing the competition with two games in South Africa. Although Tune has had a rare injury-free season playing in the centres for the Reds, he says his body is telling him it’s time to retire."Towards the end of last year I honestly knew that the end was coming fairly quickly - the body had had enough."I’ve had a fantastic career. I’ve got no regrets and I’m moving into a very exciting second phase of my life," Tune told a media conference at Ballymore today.Reds backs coach Damon Emtage said it would be hard to replace 100-gamer Tune."Obviously he’s one of the greatest players ever to wear the red jersey, and also for Australia, but also what he provides off the field… he’s a very good role model," Emtage said. The Reds need no extra motivation to produce a win at Suncorp Stadium on Saturday afternoon, but Tune’s last home game for the Reds should provide the lift the team needs to send him out a winner on home turf. The Reds were rested early in the week to recover from the physical toll of Saturday’s clash with the Waratahs and are looking to play some attacking rugby against the eleventh-placed Cheetahs. The afternoon time slot (Australian time) is set to provide some attacking rugby for the Reds fans if last week’s game between the Chiefs and the Force is any indication."I think the afternoon rugby will be good for both teams, certainly up here in Queensland it’s a wet weather game at night with the sweat on the ball so I think both teams will really appreciate playing during the day," Emtage said."Last week at Hamilton there were 100 points scored in a day and I think it will be a really good spectacle on the day," Emtage said.
